Report warns of potential housing cost increases with Green Line extension

Posted by a 12:00 am on February 13, 2014

Boston.com: “Report warns of rent hikes along Green Line route in Somerville”
“A report about the housing impact of extending the Green Line into Somerville is warning that rents could skyrocket by as much as 67 percent in some areas and put lower-income residents at risk of being displaced.”

Somerville Journal: “Study: GLX could jack up some rents in Somerville by up to 67 percent”
“That study confirmed concerns of many residents – that the promise of better transportation would likely drive up rents and increase the number of condos in the city, and that Somerville needs more affordable housing.”

ResiStat Somerville: “Getting ready for the Green Line: A look at housing and affordability”
“Fortunately, we haven’t waited in addressing these looming issues. The City has implemented a number of affordability initiatives and we are continually researching and developing new options. That’s why right now, community discussions on affordability are currently underway.”

Notes from College Ave station design meeting

From MGNA

Here are some notes from Thursday night’s design update meeting for the College Avenue Station on the Green Line Extension, attended by about 75 people at St. Clement School in Medford.

Medford Mayor Michael J. McGlynn welcomed the attendees and said the pre-meeting feedback he received from residents viewing the designs on display were that they wanted the station to tie in more with the architecture of Tufts University and the surrounding area, and were concerned about the height of the station, bridge and pedestrian walkway, and with who would maintain the walkway. He also said he would like the history of the community to be reflected in the station, such as the brickmaking in the area and Stearns Village. Read more…

Inspiring vision of the future comes from Somerville By Design

Posted by a 12:00 am on January 9, 2013

Somerville By Design

On Jan 8, city planners presented the results of the Somerville By Design process, envisioning future neighborhoods that will be getting new Green Line stops. The focus was Gilman Square, Lowell Street and Ball Square stations.

Somerville Journal: “Somerville planners outline walkable city vision”
The design strategy and process was outlined by DC resident and author of “Walkable City,” Jeff Speck, Principal at Speck & Associates and a consultant to the city helping to design new mixed-use, transit-oriented, walkable neighborhoods. Displaying photos from a chic walkway in Amsterdam to a blighted streetscape in Las Vegas, Speck said Somerville is already well on its way to becoming America’s most walkable city, as Mayor Joe Curtatone envisions.

Somerville Scout: “Somerville’s proposed Green Line makeover”
George Proakis, Somerville’s planning director, introduced Speck to more than 100 attendees at the Tuesday night gathering. “I’m incredibly impressed with the turnout,” Proakis says, adding that it’s extremely important for the community to shape the future of neighborhoods potentially affected by the proposed Green Line extension.

Somerville Patch: “Magoun Square Could Get ‘Naked’ … in a City Planning Kind of Way”
A “naked intersection” in Magoun Square, a tower in Gilman Square and a new bridge lined with storefronts in Ball Square: Those were some of the ideas presented Tuesday night for the future of those city squares.

What Is the Boston MPO and Why Is It Important?

Posted by a 7:29 pm on September 11, 2011

The Boston MPO is a Federally-mandated organization responsible for conducting transportation planning for the Boston region. Among other documents, it produces a yearly Transportation Improvement Plan (TIP), which allocates funding for transportation improvements. A project must be included in the TIP to receive Federal funds. The Green Line Extension has been omitted from the 2012-2015 TIP. As a result, Massachusetts is in danger of losing its Federal transportation funding.

Assembly Square Change-of-Use Ordinance

Posted by a 1:22 pm on September 19, 2010

A change-of-use ordinance is being submitted to the Board of Aldermen to allow self-storage/wholesale storage in locations in Assembly Square near I-93 and not suitable for better development. I understand that the goal is to allow a developer to place a self-storage facility at the foot of Foley Street, replacing a truck storage facility near the current (poorly-maintained) pedestrian underpass from Assembly Square to the Stop & Shop on Mystic Avenue. The underlying urban design problem is how to use a development in this location to establish a pedestrian-friendly gateway to Assembly Square, given (a) the planned Assembly Square T-Stop at the head of Foley Street and (b) a proposed Foley Street connection under I-93 to East Somerville.

Land use planning is the primary function of municipal government. This ordinance provides an ideal opportunity to observe and participate in the public land use process, from Ordinance to Planning Board special permit.

8/5/10 Planning Board Meeting — Beat Report

Posted by a 11:25 am on August 6, 2010

This meeting was devoted entirely to passing the proposed modifications to the Preliminary Master Plan for Assembly Square. The Planning Staff had asked Federal Realty to generalize the use mix from Office and R&D because Somerville zoning has a very narrow definition of Office use. Federal Realty widened the definition to include all Somerville uses under special permit. The Planning Board stated that in the absence of any opposition, they would waive the reading of the 70 conditions and voted to approve the changes to the PUD. Some citizens present had expected to have a period for written comment before the vote.

Comment Period on Draft Environmental Impact Report (DEIR) on Green Line Extension

Posted by a 10:38 pm on October 18, 2009

The Executive Office of Transportation (EOT) has posted the Draft EIR on the Green Line Extension into Somerville and Medford. It is important that all citizens of Somerville and Medford evaluate this document and give their feedback, because this is one of the final steps before the project begins implementation. Citizens should particularly look at the proposed mitigation of effects of this development on the surrounding neighborhoods.

Because health effects are local, this argument is specious and has been rejected by the courts. Those who care about the Green Line Extension should continue to argue for local mitigation for local effects.
