This is a special Assembly Square Public Advisory Committee meeting.

Federal Realty has acquired the IKEA site and is considering placing a grocery there. We need to preserve upper-story R&D space at the site as well as choose a good grocer.

    FRIT is planning to build a retail-below, office-above building next to the river on speculation, to start establishing Assembly Square as an office destination. They have proposed a change to the Assembly Square PUD to allow them to build a one-story grocery store larger than 50,000 s.f. on the IKEA site, public hearing 1/24/13. They do not want to build the grocery store as the bottom floor of an R&D building or to build a foundation suitable for such a building under the grocery store to allow later expansion upwards.

    Notes

    At the meeting, David Webster from Federal Realty (FRIT) stated that two of the three blocks near the river were under active construction, and that a third was in permitting. They are planning on a Spring 2014 completion date. Webster also said that FRIT was planning to build a retail-below, office-above building next to the river on speculation, to start establishing Assembly Square as an office destination.

    With regard to IKEA, Webster stated that FRIT has an option on the IKEA site and would only execute it if they were allowed to build a one-story grocery store larger than 50,000 s.f. on the site. They have proposed a change to the Assembly Square PUD to allow this. The public hearing on this change is scheduled for 1/24/13. They plan to put multistory mixed use on the river side of the site and the grocery store on the Somerville site of the site.

    Webster rejected suggestions to build the grocery store as the bottom floor of an R&D building or to build a foundation suitable for such a building under the grocery store to allow later expansion upwards.

    Federal Realty is responsible for completing the multi-use path from the T-stop to the Mystic River. Whoever buys the IKEA site will be responsible for completing the path along the IKEA site.
