This is the regular meeting of the Assembly Square PAC.

Agenda will likely include the Avalon Bay developments at Blocks, 1, 3, and 4 and may include prospects for further development.

    Regular meeting of Assembly Square Public Advisory Committee

    Federal Realty and Avalon Bay attending.

    Two buildings, residential above first floor retail. 1.3 parking space/ residence, more for commercial.

    Building 1 is for comfort people, building 4 is urban hipster (cool location). Smaller apartments in Building 4, more 2 bedroom apartments in Building 4 (roommates).
    Q: Is this a demographic increase?
    45apts

    110,000 s.f. commercial, so will see Arlington Street as mall.

    Building 1

    Arcade along river with glass and enclosed by windows . Terrace and court accessible by tenants only.
    Copper along building top.

    Tenants want 20 ft floor to floor distance.

    Remark: Looks like renovated mill building
    Need design review on new commercial tenants, This is Federal Realty’s job, Avalon Bay is only doing core and shell for commercial (first floor) space.

    When the residential development is complete, FRIT will do commercial space design standards.

    Building 4

    Huge floor to ceiling wins with the informal tech savvy demographic. The townhouse is floor plus loft.

    55% 2 bedroom apartments. By choice, all rental units.

    Start next spring, finish in Fall 2014.

    MBTA should award Orange Line T-Stop contract in 2 weeks. Should start work in Nov. All roads and other infrastructure currently under construction should be mostly paved by year’s end. Assembly Square Drive to finish by Nov., water and sewer by end of year.

    Haven’t talked with SSG about the storage facility.

    Q: Issue with icy parking ramps. A: Could put evergreens outside to reduce precipitation getting inside. This will be a 2 bay garage requiring open walls for natural ventilation.

    Q: What about ADA access to parking? A: Will be on the flat part of garage.

    Q: Where will affordable units be? A: Scattered throughout, as required by ordinance.

    Q: What about the path from the I-93 underpass to the T-stop? A: Trees along Foley Street to the T stop won’t appear for another year and a half.

    [Note: The Planning Board has noticed a hearing on Blocks 1 and 4 October 6, 2011.]
